Technical consultancy

Independent inspections. Clearer answers.

UK-wide site inspections and online reviews of plastering, dry lining, rendering and EWI defects. Commission a scoped workmanship assessment, an independent second opinion or a full evidence-led technical report.

Choose an online survey, site visit or full technical report

Throughout the UK, Final Measure can arrange remote video consultations and reviews of photographs, drawings and supplied records, or attend site to inspect accessible workmanship directly. Full written technical reports can also be commissioned, including numbered observations, evidence, relevant source references, limitations and recommendations.

  • Online survey or remote technical review — an informed assessment of supplied evidence
  • Nationwide site visit — inspect agreed accessible areas and record visible conditions
  • Full written inspection report — documented observations, measurements where taken, technical references and next steps
  • Independent second opinion — reasoned consideration of disputed workmanship or previous findings
  • Pre-handover or remedial inspection — documented visible concerns before completion discussions

Remote reviews cannot verify concealed work or reproduce the measurements possible on site. All appointments depend on a suitable scope, availability and written confirmation of fees, including travel costs where applicable.

Internal plastering & dry lining inspections

Internal finishes can be disputed just as often as external render. We review the visible workmanship and available records, without assuming whether the cause lies with the plasterer, underlying substrate, adjoining trades or building movement.

  • Cracking in skimmed walls and ceilings
  • Plasterboard joints, beads and junction details
  • Debonding, hollow areas and localised failures
  • Surface finish, unevenness and workmanship concerns
  • Background preparation and relevant installation records

External rendering defect inspections

We assess observable issues in silicone, monocouche and traditional render finishes, including relevant substrate and interface details. Findings distinguish observed conditions from suggested explanations that may need further testing.

  • Cracking, crazing and potential movement-related defects
  • Debonding, staining and surface irregularities
  • Window, door, bead and movement-joint details
  • Comparison with supplied drawings and system guidance

External wall insulation (EWI) reviews

Independent reviews of visible EWI finish quality, key junctions and the documents describing the specified system. Hidden layers or structural and fire-safety matters may require specialist investigation outside our agreed scope.

  • Visible render finish and reinforcement-related concerns
  • Openings, plinths, corners and termination detailing
  • Workmanship records and specification consistency

Disputes and independent second opinions

Contractors, builders and property owners can instruct us when responsibility for a defect is disputed. We can examine both parties' information and manufacturer reports, subject to a conflict check. Who pays for the assessment does not determine the opinion or its wording.

A technical report is not a legal judgement or a promise of a favourable result. We identify the observed facts, uncertainties and what further evidence may help.

A visual inspection alone cannot establish every cause. Hidden conditions may require opening-up, moisture testing, structural review or other independent specialist work.

Structured technical reporting

A report records the agreed investigation clearly, separating observations from possible explanations and identifying any uncertainty.

  • Property and project details
  • Scope and limitations
  • Findings and photographs
  • Technical observations
  • Relevant manufacturer guidance where applicable
  • Possible causes and uncertainties
  • Recommendations and next steps

How we substantiate an inspection finding

Credibility comes from a clear record of what was inspected, the evidence obtained and the basis for an opinion—not from promising to agree with whoever instructs us. Our specialist remit is internal plastering, dry lining, rendering and visible EWI workmanship. Each instruction starts with a competence and conflict-of-interest check.

  1. Confirm the instruction: record the client's questions, system, building history, documents supplied, accessible locations and excluded areas.
  2. Record the condition: locate and photograph each issue, note site conditions and distinguish measurements from visual estimates. For cracking, record an actual width in millimetres, measuring method and photograph where practicable.
  3. Check the relevant technical source: identify the specified manufacturer and system, the exact document revision and relevant detail or clause. Consider British Standards and NHBC guidance only where they genuinely apply to that work and the appropriate text is available.
  4. Separate fact from interpretation: distinguish the observed defect from possible causes, competing explanations and matters requiring further tests.
  5. Explain the conclusion: connect each opinion to its evidence and applicable source, disclose uncertainty and recommend proportionate next steps.
A description such as “hairline crack” is not an automatic pass or fail. The significance depends on the actual condition, specified system, movement, relevant contractual requirements and reliably identified technical guidance. We do not invent generic crack tolerances.

Technical standards, specifications and source checking

Where applicable and accessible, we use the specified system's official technical data and installation details, project drawings and specifications, relevant British Standards and NHBC information. A defensible citation identifies the issuer, document title or number, edition or revision, clause or page, and why it applies to the inspected work. Any missing edition, inaccessible source or uncertainty is recorded rather than presented as a verified requirement.

Reference sources include BSI Knowledge for licensed British Standards and NHBC Standards for eligible users and relevant NHBC-covered projects. Manufacturer guidance must match the actual product and system. These organisations do not endorse or accredit Final Measure. We do not reproduce protected publications or claim access we lack.

Our reports can assist discussions between owners, installers, contractors, housebuilders and advisers. An ordinary technical inspection is not a court-directed expert report. Any proposed litigation instruction would require a separate competence, conflict and legal-procedure assessment before acceptance.
